Here is a detailed review of the actions we take to deliver the services you need.

Site Development
We develop a site plan indicating locations of the main building and all other structures as well as parking, ingress, egress and traffic flow.

Floor Plan & Exterior Design Development
We develop a detailed floor plan and exterior building elevations based on input from the client as well as standard industry practices.

Site Investigation Survey
We contact all necessary permitting agencies to determine specific requirements for use of the property, including factors that would affect building design, such as setback and issues related to ingress/egress. All information gathered is organized and presented to the client for review.

Permit Feasibility Report
We outline site-specific permitting issues for a given location. We visit the site to review the development drawings and discuss the project with local permitting authorities. And we deliver reports that may include:

Surveying
MRP contracts with a surveying company capable of performing the necessary scope of services. Surveys should include a minimum of the following:

  • Written legal description of parcel with square footage and acreage.
  • Label of property lines with bearing, dimensions and curve date.
  • Present/future highway right-of-way lines.
  • Building setback lines.
  • Easements of record.
  • Names of adjoining roadways, type, width, pavement condition, speed limit, intersections, existing conditions, number of lanes, traffic signals and turning lanes.
  • Sidewalks, curbs, shoulders, etc.
  • Median openings; location and dimensions.
  • Clearly defined benchmark with elevations.
  • Existing ground contours to five-foot intervals.
  • All existing storm sewers and drainage structures. Pipe size, type and flow-line elevations.
  • Indicate all existing utilities on or near the property.

Geo-technical Survey
MRP contracts with a geo-technical firm to perform subsurface exploration. The exploration program includes:

  • Site visit to observe existing surface conditions and features.
  • Review of readily available geologic and sub-surface information pertaining to the site.
  • Exploration program to investigate current sub-surface soil conditions in the proposed building and paving.

The data obtained from this exploration is used to develop:

  • Recommendations for appropriate foundation systems to support the proposed building and structures.
  • Recommendations for allowable bearing capacity of foundation soils.
  • Estimates of anticipated foundation settlement.
  • Recommendations for other geo-technical aspects of the proposed construction.
  • Recommendations for car and truck paving design.

Civil Engineering Services
Using the survey and geo-technical information obtained as well as the most current and applicable codes for a specific site, MRP develops a complete set of site engineering drawings. Deliverables may include:

Companion Drawings
Using the most current and applicable codes for a specific site, MRP develops a set of companion drawings that solidify all of the different elements of a project. For example, if a canopy, carwash or similar elements are part of the plan, we will provide drawings for them.

Permitting Services
We submit the necessary drawings, signed and sealed by a registered professional engineer or architect, to the appropriate permitting agencies. Deliverables may include the following:

Bidding Services
MRP can recommend contractors who can execute the defined scope of work with minimum supervision and strict adherence to cost containment procedures for any identified extras. Our selection is based on our own prior experience with the contractors, their experience and qualifications, and recommendations by others.

We prepare site-specific bid documents and forward them to the contractors. The bid package consists of instructions to bidders, drawings and specifications, and may include:

  • A brief statement of scope of work.
  • Due date for return of bids with a description of documents requiredfrom the bidding contractor.
  • Requirements for a detailed project schedule to implement the bid scope and submitted with the bid including milestone dates that are conducive to the owners’ expectations and for MRP on-site supervision.
  • Health and Safety Plan requirements.
  • Communications requirements.
  • Cost containment procedures to be followed.
  • Requirements for equipment trailer and office trailer.
  • Acceptability of alternates provided the contractor can demonstrate adequate like, kind and quality comparisons.
  • Insurance requirements.
  • Bonding requirements.
  • Release of Lien requirements.
  • Contact person from MRP to whom questions can be directed and with whom project milestone coordination will take place.
  • Pre-bid meeting. An independent site visit will be required for contractors to review site-specific layout and understand project logistics.
  • A statement that the contractor shall pay for all necessary permits and licensing fees and follow all federal, state and local regulations related to the project, including regulations as prescribed by OSHA.
  • Proposed procedures for modifying the schedule stated in the bid.
  • A requirement that the contractor state any and all assumptions pertaining to the preparation of their bid.
  • Project drawings and specifications that must be returned with the bid package, marked up with revisions, if necessary.

Project Initiation
After contracts are awarded, the MRP Project Manager can organize a pre-construction meeting. Representatives of MRP and the selected contractor attend to discuss project specifics. The meeting agenda may include:

  • Discussion of communication channels for the project.
  • Cost containment requirements.
  • Health and Safety Plan approval and execution.
  • Federal, state and local permitting issues.
  • Site-specific issues and questions including utility protection, any revisions to original project scope and schedule.
  • Discussion of pre-notification milestone that must be communicated to MRP Project Manager for project supervision efficiency.
  • Logistics of staging trailers, equipment, materials and supplies.
  • Project listing and contact names and phone numbers.

Construction Coordination
MRP can provide an experienced construction manager, under the direction of the project manager, to perform periodic site inspection services during the construction phase of the project. Responsibilities may include:

  • Meet with regulatory officials to coordinate project activities.
  • Review and administer change order requests.
  • Provide value engineering of materials and methods during construction.
  • Preparation of progress reports including percent completed, exceptions to contract, initiated or pending scope changes and overall project progress.
  • Review of invoicing for accuracy, form and completeness.
  • Development of project completion report.
